Member Alert - False Billings

Land'or International's Chief Operating Officer Ginny Eyler and Vice President Diana Wright attended a recent meeting of the Virginia Resort Development Association (VRDA). A concern was aired by attendees at the meeting that "scammers" are lifting corporate logos from the internet of various companies, creating official-looking letterhead and sending "bills" to timeshare owners in various resorts stating that they owe a "past-due balance, please remit ASAP". Pam Corse, the current President of the VRDA, advises John Holt today (June 13, 2012) that the Virginia Association has asked the American Resort Development Association (ARDA) to post a bulletin in this regard on their websites.  If you or anyone you know receives an erroneous bill of which you are uncertain about its authenticity,  please report it to Land'or's Corporate Service Center at 800-552-2839 or to ARDA in Washington, D.C.  Unfortunately, these rogue operators in many cases are outside of the legal authority of the U.S. however, through ARDA we can ask neighboring countries to investigate this type of activity.  We have advised our members for years repeatedly about erroneous scams of this type, i.e. rental programs, resale programs, listing programs, etc.  Unfortunately, individuals that have fallen for this often do not report it to their developer or local authorities because of their embarrassement.   Please work with us to  put an end to these activities; Corporate customer service personnel are available Monday through Saturday at our toll free numbers coast to coast.  As an owner in any of our resorts, feel free to contact us about your concerns.

Member Alert - Timeshare Resellers

We have been advised by man y of our members that they are being contacted by resale firms soliciting a payment from $400 to $8,000 to resell their timeshare or vacation ownership program.  The companies are located outside the United States although they use an American phone number and accessible e-mail.  The SCAM works this way:  Timeshare owners are contacted and told that they have a party interested in purchasing their week or they have it rented for the next several years.  The company asks for a payment for handling the transaction and informs the owner that they will e-mail them a form that the owner is to fill in and return to the respective developer (company).  They make it sound more enticing by reminding the owner to "be sure to have it notarized".  Once the owner's credit card payment is made to the "re-seller", the transaction is concluded.  THE FORMS ARE MEANLINGLESS AND HAVE NO VALUE and the timeshare owner is "out" hundreds of dollars.  If you have any questions, we urge you to contact Land'or Customer Service at 1-800-552-2839.

Further, owners have advised us recently that they have been offered to trade their week (or time period they own with Land'or) to another program. This SCAM works by getting you to exchange into another resort that has an active sales program.  The sales representative will tell you that he can trade your week as a credit to their resort.  They price their week high enough to give you a trade-in credit, based on a computer-based program that shows values of weeks in different resorts.  If you have for example, ten weeks left, they'll give you a ten-week credit at $1000 per week, or $10,000.  You sign all the contracts with the new resort and also a RELEASE from the resort you traded in (which is MEANINGLESS).  You later find out that they could not get your week released but yet you have purchased the new program (and yes, somewhere in the fine print you will find that you agree to honor both programs).  To appease you, they give you the name of a resale company or try to rent the weeks that you don't need.  This of course DOES NOT work out and now you own TWO programs.  Be careful not to find yourself a victim of this type of activity!
